L\u2019increment dels preus, la manca d\u2019oferta en determinades zones i la tensi\u00f3 en el mercat del lloguer han generat opinions contraposades sobre el paper del comprador, sobretot quan aquest \u00e9s considerat inversor. <\/p>\n\n<p>Des de Pier Club Investments, defensem una visi\u00f3 professional, \u00e8tica i responsable de la inversi\u00f3 immobili\u00e0ria, especialment a trav\u00e9s de l\u2019estrat\u00e8gia de compra, reforma i venda.<\/p>\n\n<h3 class=\"wp-block-heading\"><strong>Inversi\u00f3 o nom\u00e9s especulaci\u00f3?<\/strong><\/h3>\n\n<p>La compra d\u2019habitatges com a inversi\u00f3 \u00e9s vista per alguns sectors de la poblaci\u00f3 com un dels factors que han originat l\u2019actual crisi habitacional. No obstant aix\u00f2, des de l&#8217;\u00e0mbit professional i, especialment, des de l\u2019acad\u00e8mic ja fa molt temps que s\u2019adverteix que aquesta problem\u00e0tica \u00e9s m\u00e9s complexa i requereix abordar-la en profunditat. <\/p>\n\n<p>A grans trets, la compra per a inversi\u00f3 consisteix en adquirir un immoble amb l\u2019objectiu de vendre\u2019l posteriorment a un preu superior, obtenint una rendibilitat. Normalment, aquesta pr\u00e0ctica es porta a terme comprant habitatges infrautilitzats o deteriorats per a reformar-los i, en menor mesura, adquirint actius per vendre&#8217;ls sense cap millora o com a inversi\u00f3 en zones amb potencial de revaloritzaci\u00f3. <\/p>\n\n<p>Aquesta pr\u00e0ctica s\u2019ha est\u00e8s m\u00e9s enll\u00e0 de la figura del constructor o promotor. Emprenedors i professionals de sectors amb afinitats amb el m\u00f3n de la construcci\u00f3 formen part d\u2019un ecosistema -juntament amb la figura de l\u2019inversor- que transformen actius que, fins ara, estaven fora de mercat, ja sigui pel seu estat precari o perqu\u00e8 requereixen un canvi d\u2019\u00fas per ser habitables. Aquest fenomen s\u2019ha vist agreujat al conjunt de l\u2019Estat per l\u2019oferta i promoci\u00f3 testimonials d\u2019habitatge p\u00fablic en r\u00e8gim de venda i de lloguer. <\/p>\n\n<p>Fins ara, i a excepci\u00f3 d\u2019algunes mesures encaminades a promoure la rehabilitaci\u00f3, l&#8217;Administraci\u00f3 ha posat m\u00e9s \u00e8mfasi a gravar la compra i a dificultar la construcci\u00f3 de nous habitatges (el cas de Barcelona \u00e9s prou clarificador) que a la promoci\u00f3 d\u2019habitatge p\u00fablic o a impulsar pol\u00edtiques de canvis d\u2019\u00fas de locals i oficines en des\u00fas per incrementar l\u2019oferta.<\/p>\n\n<p>L\u2019escassetat de s\u00f2l disponible per edificar en les \u00e0rees urbanes de m\u00e9s demanda i una poblaci\u00f3 resident en l\u00ednia ascendent per l\u2019efecte migratori ha afegit m\u00e9s tensi\u00f3 al mercat residencial. Segons l\u2019Idescat, nom\u00e9s durant l\u2019any 2024, la poblaci\u00f3 va augmentar en 111.895 habitants a Catalunya. I aix\u00f2 no fa m\u00e9s que tensionar els preus per l\u2019efecte de l\u2019oferta i la demanda.  <\/p>\n\n<p>D\u2019altra banda, el context bancari actual no t\u00e9 res a veure amb el dels anys de la bombolla immobili\u00e0ria.
